Development
Thompson Thrift’s experienced, energetic, and disciplined team are aligned to support all aspects of development and construction. We have an unparalleled team of experienced professionals in engineering, design, entitlement, legal, accounting, financial services, risk management, and administration. In addition, we have dedicated teams in leasing, marketing, information technology, resident experience, community management, and human resources.
Project Capitalization
Equity: Thompson Thrift has primarily funded the equity requirements for our projects through a network of High Net Worth Individuals, Family Offices, and Wealth Advisors that we have developed over the past three decades. We have a long history of delivering quality projects on time and within budget, producing, on average, above projected investment returns.
Debt: Thompson Thrift has intentionally developed a large number of banking relationships with a geographically diverse group of lenders. This diverse group of lending relationships affords us the confidence to be able to secure debt in various geographic markets across the country and for different types and sizes of projects. We take great pride in and value our lending partners.
Leasing
Our in-house leasing team works closely with development on the merchandising plan for each Thompson Thrift center, followed by in-depth research on new and existing businesses looking to expand or relocate in the markets we serve. We also work with some of the nation's top brokerage firms to ensure we are connecting with retailers across all categories—from big box and smaller inline users to entertainment, restaurants, soft goods, and services.
Construction
Thompson Thrift’s construction business unit, Thompson Thrift Construction Inc., focuses on our apartment communities and luxury leased home projects. The Thompson Thrift Construction team of professionals has constructed over 15,000 units over the years and understands every aspect of building quality apartment homes from the ground up. Thompson Thrift Construction is contributing at every stage of the development process to ensure certainty of execution, constructability of the design and engineering, competitive pricing, on-site construction, and ultimately project warranty. Thompson Thrift Construction adds value to every step of the development and construction process.
Community Management
Our in-house community management team is responsible for maintaining the highest level of community and retail project standards across our portfolio, from the maintenance of our communities and retail projects to the resident, retail tenant, and investor experience. Each team member plays a vital role in the successful day-to-day operations of our assets.
Our corporate team works with on-site management teams on community performance, resident and tenant satisfaction, detailed maintenance scheduling, as well as determining other capital investments as they arise. Our fully-integrated, in-house management model allows for exceptional service and cost control.
Corporate Operations
Thompson Thrift has over 500 team members dedicated to ensuring we deliver on our promise of excellence, service, and leadership. While our three business units focus on new development opportunities and construction, our corporate operations team focuses on the day-to-day management of our business, ensuring our back of house services meet the needs of our business partners and team members. Our in-house operations include financial services, legal, community management, accounting, leasing, marketing, technology, human resources, and market research.
